In Gujarat, every building plan has to comply with the Comprehensive General Development Control Regulations, CGDCR-2017. Checking a plan by hand means measuring margins, FSI, height and parking against long conditional tables, and it is easy to miss something.

We built a checker that does the measuring and the rule-matching automatically, and is strict about what it does not know.

What it checks

The checker reads building drawings in DWG, DXF or PDF, measures the plot, margins, FSI, building height and parking, and checks them against more than 500 rules from CGDCR-2017, the Hotel Policy 2016 and the Tall Building Modification of 2021.

Measured, not guessed

The regulation text was digitised once into a frozen, human-reviewed rule set. At runtime the checker uses geometry and that rule set only. Every number in a report is extracted from the drawing, measured, or entered by a person, and anything uncertain is marked unverified and sent to a manual-entry form.

It is an assistant, not a certified sanction: a qualified person still verifies the plan before any submission.

How it performs, and who it helps

On six test projects, its verdicts matched the professional AutoDCR reports six times out of six. The tool is under review by the Ahmedabad Municipal Corporation and GujRERA.

  • Architects checking a scheme before submission
  • Developers screening a plot before committing to a design
  • Review teams that want a consistent first pass
